Home owners urged to act now for January sale
Home owners in villages and towns near Bristol, planning to put their property on the market in January, need to act now in order to take advantage of the New Year rush.
Andrew Simmonds, of Parker’s Estate Agents in North Somerset and Country Property in Chipping Sodbury says statistically January is always the best month for a speedy sale with a rush to buy and sell once Christmas is over.
Data from the Home Owners’ Alliance shows that even in a slower market January out-performs every other month for speed of sale. Since 2015 homes in January have sold on average in between 51 and 62 days.
Said Mr Simmonds: “We know that we will be rushed off our feet in January. As soon as the Christmas decorations come down we have people coming in asking us to market their property.
“The really savvy ones are acting now. We can get everything we need in place to put their property on the market straight after the break. That means they will have an advantage over most as they will catch the eye of the buyers while others are still sweeping up the pine needles.”
Those planning to sell in North Somerset or South Gloucestershire have been given a 3-point plan for preparing their home. It includes:
Putting an estate agent and a conveyancing solicitor in the picture that you want to sell as soon as the break is over, agreeing fees.
Ensuring the house has kerb appeal so that photos can be taken of the outside of the property before Christmas lights go up.
Make sure the price is right. A local agent can advise you, so that you optimise the amount you get from your home within the timescale that you want to sell.

By getting ahead of the pack and making all the preparations before Christmas it is possible to be on the market before the rush.”
